It is understandable for an owner to want to start high. You can always come down later, right?

Sometimes. But the way buyers respond to a new listing means the first few weeks of a campaign are often the most important.

A new property has something that cannot easily be recreated later: fresh attention.

The first two weeks are your strongest window

When a property first appears online, active buyers notice it quickly.

The buyers who have been watching Mangawhai for months will usually see a new listing within days. They compare it with everything else they have viewed, saved or recently missed out on.

That creates an opportunity.

If several genuine buyers see value at roughly the same time, the focus shifts away from whether someone will make an offer and towards how strongly those buyers are prepared to compete.

That is where a good campaign can create leverage for the vendor.

Price is part of the marketing

Pricing is not just about deciding what a property is worth.

It is also about deciding how you want buyers to behave.

A property positioned too high can still receive views and enquiries, but buyers may decide not to inspect because they assume the gap between their budget and the vendor's expectation is too large.

The difficult part is that you rarely see the buyers who quietly decide not to come.

“What is wrong with it?”

There may be absolutely nothing wrong with the property. It may simply have started in the wrong position.

By the time the price is corrected, some of the strongest buyers may have already purchased elsewhere or mentally moved on.

You can change the price. It is much harder to make the property feel new again.

Negotiation versus a fixed price

There is no single method that suits every Mangawhai property.

For some properties, a clear asking price makes sense. It helps buyers understand where the vendor sees value and makes the property easy to find within common search brackets.

For other properties, particularly homes that are difficult to compare directly, a negotiation strategy can be more effective.

Comparable sales are the starting point, not the whole answer

Two homes with similar floor areas can perform very differently because of things such as:

  • land
  • access
  • presentation

  • proximity to the estuary or surf beach

The job is not simply to find three nearby sales and calculate an average.

It is to understand why buyers paid what they did, and how your property is likely to compare when those same buyers see it.

The market gives feedback quickly

One advantage of a well-run campaign is that the market usually starts giving you information quickly.

Open home attendance, private viewings, repeat visits, online engagement and buyer conversations all help build a clearer picture.

If buyers consistently like the property but are not progressing, price may be the issue.

If they are competing, the strategy is doing its job.

The important thing is to respond to genuine evidence rather than waiting until the campaign has lost momentum.

My approach to pricing in Mangawhai

I generally look at pricing as part of the overall negotiation strategy rather than as a standalone number.

Before going to market I want to understand:

  • who is most likely to buy the property
  • what they will compare it with
  • where they are likely to search online
  • what recent buyers have actually paid
  • what features create a premium
  • what could cause buyers to hesitate
  • how we create enough interest to put the vendor in the strongest negotiating position

The aim is not to find the lowest price that will sell the property quickly.

It is to position the property so we can discover the highest price the market is prepared to pay.
